Derek Chang

Derek Chang heads coverage of Singapore REITs and ASEAN Property Developer stocks, and is a Vice President at Morgan Stanley, having joined the firm in 2019. Derek brings over a decade of experience in capital markets and real estate (housing, commercial, industrial, data centres and lodging) . He holds a Bachelor of Science (Hons) degree in Economics and Finance from the University of London. Prior to joining Morgan Stanley, Derek was part of HSBC and UOB Kay Hian’s Property Research teams, where he led and contributed to sector and company insights across multiple ASEAN markets, in addition to carrying out pre-IPO deal research and investor roadshows. At Morgan Stanley, Derek has been instrumental in producing thought leadership on ASEAN property trends, including Singapore REIT performance, capital flows, and macroeconomic impacts on real estate. His recent work spans thematic research on the evolution of the Singapore REIT market and the New Economy in real estate (data centres), alongside active engagement with C-suite leaders.
